Maintenance Technician I

Purpose of Position

The Maintenance Technician is responsible for maintaining the physical integrity and overall functionality of the multi-family property. This role ensures that the community remains a safe, clean, and comfortable environment for residents by collaborating with vendors, performing routine inspections, preventive maintenance, and repairs on building systems, facilities, and equipment. By addressing maintenance needs promptly and proactively, the team member helps preserve the long-term value of the property and contributes to HALX’s mission of providing affordable and quality housing for all.

The ideal candidate is proficient in diverse skills to handle various aspects of property upkeep, including, but not limited to, HVAC systems, plumbing, appliance repair, basic mechanical skills, and drywall. They are proactive, creative problem solvers with excellent time management and customer service skills. This position reports to the community lead or relevant supervisor.

 

Primary Responsibilities

Maintenance & Repairs

-Respond promptly to resident maintenance requests, addressing plumbing, HVAC, carpentry, appliance repair, and other general handyman needs.

-Conduct routine maintenance tasks to uphold community safety, quality, and appearance, such as repairing leaks, addressing trip hazards, and replacing smoke detectors.

-Prepare recently vacated units for new residents by performing repairs, painting, drywall patching, and window/door replacements.

-Track, respond to, escalate, and close maintenance tickets efficiently using CRM software, ensuring all issues are resolved to HALX standards.

-Maintain effective communication with residents and vendors regarding repairs, timelines, challenges, and expected outcomes.

Preventative Maintenance & Inspections

-Perform regular preventive maintenance, including inspecting building systems and tracking mechanical performance to identify and address potential issues proactively.

-Conduct routine property inspections, including units, common areas, and grounds, to ensure safety, cleanliness, and compliance with HALX standards.

-Implement and follow safety protocols, including OSHA standards and local building codes, to ensure all work complies with regulations.

Vendor Support

-Support the coordination of vendor activities for repairs and services beyond personal expertise, ensuring work is completed to HALX quality standards and in compliance with community rules.

-Communicate feedback or concerns about vendor performance to the Community Manager and assist with approving vendor invoices and payments.

Ongoing Work

Required Skills and Qualifications

Physical Requirements

Maintenance technicians need to be physically fit to perform their job duties, which can include:

-Regularly lifting and carrying objects up to 50 pounds, and sometimes up to 100 pounds

-Frequent bending and stretching to access equipment and objects

Purpose of Position  

The Leasing and Compliance Coordinator team member will drive and sustain occupancy by executing strategic Low-Income Housing Tax Credit (LIHTC) leasing and renewal initiatives, enhancing the community’s visibility and reputation through innovative marketing efforts, and fostering meaningful resident experiences. The team member will work to increase resident retention by addressing resident concerns, assisting in property inspections, supporting Resident Services programs, and maintaining consistent communication.  

The ideal candidate has strong research methodologies, data analysis, communication, and critical thinking skills. They are fluent in Spanish and have excellent customer service skills. This position reports to the Leasing lead. 

 

Primary Responsibilities 

Leasing & Renewals 

-Lead efforts to acquire new residents by conducting property tours, responding to inquiries, and guiding prospects through leasing. 

-Execute all leasing activities, including application processing, fee collection, lease preparation, move-in coordination, and compliance with Fair Housing, LIHTC, and Affordable Housing laws and regulations.  

-Complete the renewal process to retain current residents, ensuring proactive communication, addressing resident concerns, and securing renewal documentation.  

Compliance  

-Perform all income certifications including annual and others, as required  

-Secure all documentation from tenants/candidates as required  

-Create Tenant Income Certifications (Form: TIC)  

-Prepare Income certifications for manager approval and sign-off  

-Maintain resident leases and prepare compliance reports, as required  

-Assist in property inspections, consistent reporting, and maintaining the property tour ready.  

Community & Resident Engagement 

-Maintain positive and consistent resident communication by addressing questions, concerns, and creating feedback opportunities.  

-Support Resident Services by assisting with community programs and events and fostering a positive living experience. 

-Execute community marketing efforts, including online presence, social media management, and updates to the property website.

Purpose of Position   

The Asset Management Coordinator will ensure the long-term sustainability and profitability of HALX’s real estate portfolio. This position supports the strategic and day-to-day management of property operations, working closely with leadership to develop and implement policies that enhance financial performance, meet occupancy goals, and maintain physical conditions. 

The ideal candidate will have financial and data analysis, project management, and problem-solving skills to help address operational challenges, coordinate capital improvement plans, and support leasing and budgeting efforts as needed. This role will report to the Director of Asset Management. 

 

Primary Responsibilities  

Financial and Data Analysis 

-Assess and analyze property financial statements and balance sheets with regard to performance and report variances on a monthly basis. 

-Track deliverables for monthly and quarterly reporting to investors/partners and coordinate with Property Management to update necessary information.  

-Prepare financials from Entrata and other data, using Excel, for migration to HALX database while ensuring data integrity, accuracy, and functionality. 

-Assist Director of Asset Management with acquisitions and valuations analyses as needed. 

Capital Improvements (CapEx) 

-Project manage CapEx initiatives with the help of Property Management according to budgets with attention to detail, quality, and resident satisfaction.  

-Coordinate and compare proposals and bids with potential vendors, making informed recommendations to leadership on vendor selection, as per asset strategy.    

-Create purchase orders and process vendor documentation in Entrata, ensuring completion of work according to schedule.  

-Support accounts payables duties to process invoices for the Property Management Office in a timely manner to avoid budget variances. 

-Communicate with residents tactfully, representing both HALX’s vision and the needs of the residents across the portfolio.  

-Assess and update asset management policies and processes. 

Property Operations  

-Assist Property Management in promoting, establishing, and maintaining positive relations with residents and with the day-to-day operations of the property. 

-Collaborate with the maintenance team to complete regular inspections, identify projects, establish quality standards, and ensure they are met. 

-Collaborate with leadership to review budgets, ledgers, and occupancy to ensure proper cash flow and financial sustainability. 

-Work closely with the leasing and branding team to meet occupancy goals by supporting lease-up, marketing, and market study efforts. 

-Contribute to the overall property operations needs by providing administrative, recruiting, training, and other operational support.

Purpose of Position   

The Real Estate Project Coordinator supports the successful execution of real estate development and construction projects by providing essential administrative, logistical, and operational coordination. This role ensures effective communication among internal teams, external vendors, and stakeholders, tracks project milestones, manages documentation, and helps maintain project schedules and budgets. The Project Coordinator plays a key role in driving efficiency and accountability across all phases of the real estate project lifecycle, from due diligence to project completion. 

The ideal candidate is highly organized, detail-oriented, and proactive, with excellent communication and time management skills.  Proficiency with project management tools, experience coordinating with cross-functional teams, and a background in real estate, architecture, construction, or a related field are highly preferred. This role will report to the Real Estate team lead. 

 

Primary Responsibilities  

Project Support 

-Assist in the coordination and completion of financing applications, including LIHTC, Virginia State Housing Trust, tax-exempt bonds, City of Alexandria Housing Opportunities Fund, loan applications, etc.  

-Provide support with financial closings, construction loan draws, and capital contribution requests, with an immediate focus on invoice processing and tracking development costs. 

-Support the Real Estate team throughout the pre-development and entitlement processes of new projects. 

-Assist in job-specific phases of due-diligence activities, including, but not limited to, coordinating the efforts of third-party consultants with respect to the schedule of completing their tasks and arranging their contracts. 

-Monitor project timelines, track deliverables, and follow up on outstanding items to ensure deadlines are met. 

-Secure vendor quotes and make strategic recommendations to leadership by evaluating and succinctly reporting on services, cost, and value. 

-Responsible for diligently reviewing invoices and proactively contacting vendors to review questionable or inaccurate billings.
