Purpose of Position  

The Concierge ensures exceptional resident satisfaction and seamless day-to-day property operations. They serve as the first point of contact for current and potential residents, visitors, and vendors. Primary Responsibilities 

Resident Support 

-Address resident concerns promptly and professionally, ensuring timely resolution or escalation as necessary. 

-Assist residents with maintenance requests, ensuring accurate documentation and proper follow-up through property management systems like Entrata. 

-Provide basic guidance on Entrata features to residents, such as making payments or submitting requests.  

-Support community events by assisting with communication and execution. 

-Execute property walks and consistent reporting to ensure that the property meets safety and touring standards.   

Operational Coordination 

-Manage inbound calls, respond to inquiries, and route calls to the appropriate team members. 

-Assist with leasing activities by responding to inquiries and compliance-related questions, coordinating and executing tours, and new resident welcome activities.  

-Receive, log, and manage the distribution of packages for residents, ensuring proper handling and secure storage. 

-Assist with inventory, organization, ordering, and tracking of equipment for all property teams.

Purpose of Position  

The Resident Acquisition Coordinator team member will drive and sustain occupancy by executing strategic Low-Income Housing Tax Credit (LIHTC) leasing initiatives, including scheduling, applicant screening, marketing, and fostering meaningful resident experiences. The team member will work to increase resident retention by addressing resident concerns, assisting in property inspections, supporting Resident Services programs, and promoting the property.

Primary Responsibilities 

Resident Acquisition 

-Lead efforts to acquire new residents by responding to inquiries and guiding prospects through leasing. 

-Collaborate with leadership and the marketing task force to develop and implement a marketing strategy to meet occupancy goals, increase brand visibility, and build community relationships.   

-Thorough and patient interest education of LIHTC program, application process, and document collection preparation.  

-Screen prospective residents for eligibility and property requirements according to company guidelines.

Maintenance Technician I

Purpose of Position  

The Maintenance Technician is responsible for maintaining the physical integrity and overall functionality of the multi-family property. This role ensures that the community remains a safe, clean, and comfortable environment for residents by collaborating with vendors, performing routine inspections, preventive maintenance, and repairs on building systems, facilities, and equipment. By addressing maintenance needs promptly and proactively, the team member helps preserve the long-term value of the property and contributes to HALX’s mission of providing affordable and quality housing for all.

The ideal candidate is proficient in diverse skills to handle various aspects of property upkeep, including, but not limited to, HVAC systems, plumbing, appliance repair, basic mechanical skills, and drywall. They are proactive, creative problem solvers with excellent time management and customer service skills. This position reports to the community lead or relevant supervisor.

 

Primary Responsibilities 

Maintenance & Repairs

-Respond promptly to resident maintenance requests, addressing plumbing, HVAC, carpentry, appliance repair, and other general handyman needs.-Conduct routine maintenance tasks to uphold community safety, quality, and appearance, such as repairing leaks, addressing trip hazards, and replacing smoke detectors.

-Prepare recently vacated units for new residents by performing repairs, painting, drywall patching, and window/door replacements.

-Track, respond to, escalate, and close maintenance tickets efficiently using CRM software, ensuring all issues are resolved to HALX standards.

-Maintain effective communication with residents and vendors regarding repairs, timelines, challenges, and expected outcomes.

Preventive Maintenance & Inspections

Purpose of Position  

The Leasing Compliance Specialist will prepare, review, and audit rental applications and resident files to ensure they meet requirements for the Low-Income Housing Tax Credit (LIHTC), fair housing, and other relevant regulations. This role will assist in developing and implementing compliance training strategies, recertification tasks, and completing audits.  

The ideal candidate is highly proficient in LIHTC, fair housing, and relevant regulations, proficient in property management software, and skilled in financial analysis and reporting. They are diligent problem solvers, highly organized, and possess excellent organizational skills. Spanish proficiency required. This position reports to the Leasing Lead. 

 

Primary Responsibilities 

Leasing Strategies 

-Serve as a key compliance expert, supporting training activities to equip team members with the technical knowledge and skills needed to effectively complete a rental application, maintain occupancy goals, and meet regulatory requirements. 

-Collaborate with the Community Operations team to execute renewals and recertifications and ensure compliance with resident files.   

-Assist in the implementation of standard operating procedures (SOP) on all leasing related activities to ensure consistency and accuracy in compliance with Fair Housing, LIHTC, and Affordable Housing laws and regulations.  

-Support Rent Ready program development and implementation. The program focuses on helping community members learn about, prepare for, and complete a successful LIHTC rental application.  

Compliance  

-Ensure all leasing and renewal activities are conducted accurately and in full compliance with Fair Housing, LIHTC, and Affordable Housing laws and regulations, proactively identifying and addressing challenges and opportunities for improvement. 

-Perform all income certifications, including annual and others, as required.   

-Screen prospective residents for eligibility and property requirements. 

-Secure all documentation from tenants/candidates as required.   

-Create Tenant Income Certifications (Form: TIC).   

-Prepare and review income certifications before submitting for third party review.

The Property Operations Manager will ensure optimal financial performance and operational efficiency of a multi-family Low-Income Housing Tax Credit Program (LIHTC) community by managing day-to-day operations, maintaining compliance with legal and fair housing standards, and leading the community team. This role fosters resident satisfaction, oversees property projects, coordinates vendor activities, and applies high-level problem-solving strategies to maintain a thriving and well-managed community.

The ideal candidate has extensive knowledge of LIHTC, affordable housing regulations, and property management. They also have excellent organizational skills and are creative problem solvers who can create community stability and growth while ensuring customer satisfaction and driving processes to ensure the property’s financial health. This position reports directly to the Regional Operations Manager.

 

Primary Responsibilities 

Team & Property Strategy

-Ensure the community meets or exceeds revenue goals through active budget management, diligent financial oversight, and comprehensive project management.

-Build, coach, and manage the operations team that contributes to a positive culture and maximizes output through strategic planning and execution.

-Manage team member performance, oversee strategic goal development, and complete quarterly performance evaluations.

-Assist in developing, implementing, and managing standard operating procedures (SOP) for all community operations activities to ensure consistency and accuracy in compliance with Fair Housing, LIHTC, and Affordable Housing laws and regulations.

-Uphold legal, regulatory, and fair housing standards in all property management activities, including leasing and resident interactions.

-Ensure audit and inspection readiness, reporting, and address any action items or corrections promptly and accurately as required.

-Collaborate with the Leasing & Compliance team to execute renewals and recertifications and ensure compliance with resident files.

-Collaborate with the Maintenance team to ensure turns and make-readies are completed in a timely manner meeting company standards.

-Collaborate with the maintenance and asset management team to oversee community repairs, improvements, and renovations, ensuring they meet HALX quality standards.

-Coordinate with vendors and the maintenance team to ensure timely and cost-effective completion of property maintenance and -improvement projects

Resident Satisfaction & Lease Enforcement

-Oversee rent collection and complete eviction-related activities, including sending notices, attending court, and collaborating with law enforcement.

-Enforce lease terms and policies to maintain community standards and legal compliance.

-Ensure accurate maintenance and storage of resident files, digital and hardcopy, according to company and legal requirements.

-Address and resolve resident concerns promptly, fostering a positive living environment and ensuring high resident satisfaction.

-Implement initiatives to enhance the resident experience, including communication and resident engagement efforts.

Ongoing Work  

-Maintain accurate and up-to-date resident-related records in Entrata, SharePoint, and compliance-required platforms.  

-Provide accurate reporting on property financials, operational updates, and resident satisfaction metrics, and address discrepancies and opportunities.

-Maintain professional and technical knowledge by completing required training, obtaining necessary certification, attending subject-relevant educational workshops, and reviewing professional publications.   

-Support HALX fundraising and brand-building campaigns.   

-Foster Housing Alexandria’s mission, culture, values, strategic plan, and commitment to diversity, equity, and inclusion.  

-Perform other duties as directed.  

 

Required Skills and Qualifications 

-Five years of experience in LIHTC multi-family property management or a similar role. Substitutable with one year of experience and an MA in property management or a related field.

-Ability to manage financial activities, including rent roll, budgeting, and expense tracking, with keen attention to detail.

-Strong understanding of legal and fair housing compliance, lease enforcement, and eviction processes with familiarity with Landlord-Tenant and Fair Housing laws.

-Excellent team, vendor, and project management with proven success of meeting metrics, timelines, budgets, and team growth.

-Tech-savvy with proficiency in property management systems and financial reporting.

-Strong communication, problem resolution, and stress management skills to foster resident satisfaction.

-Organized and detail-oriented, with the ability to manage multiple tasks and priorities.

Physical Requirements

Operations team members need to be able to physically inspect the property as part of their required duties. This may include, but is not limited to, climbing stairs, kneeling, standing for extended periods, walking, and navigating tight spaces.

Day-to-day operations primarily take place in an office setting, requiring extended periods of sitting, repetitive motions, occasional exposure to high noise levels, and occasional lifting.

Beneficial Skills and Qualifications  

-Spanish or Amharic speaking, writing, and reading fluency preferred.

-Proficiency in property management software (Entrata).

-Comfortable with various responsibilities, including day-to-day administrative tasks and big-picture strategic projects, which may evolve.

-Experience aiding individuals and groups facing difficulties such as economic disadvantage, unemployment, abuse and neglect, substance abuse, aging, disabilities, prevention, health, cultural competencies, and inadequate housing.

 

Position Requirements   

This full-time permanent position requires the team member to work eight-hour shifts onsite in the property office Monday through Friday. Some weekends and evenings are also required. Travel within the City of Alexandria is sometimes required.

Purpose of Position  

The Senior Property Accountant will work to enhance financial processes and ensure accurate, efficient day‑to‑day accounting operations for Housing Alexandria’s multifamily property portfolio. The team member will oversee accounts payable, accounts receivable, general ledger management, financial reporting, and system integrity within Entrata. This role also provides direct supervision to a bookkeeper focused on receivables and acts as a key partner to property operations, asset management, and corporate finance.

The ideal candidate has deep knowledge of multifamily accounting operations, has strong management skills, is detail‑oriented, and is eager to implement processes and improvements that support organizational growth and scalability. This role reports to the Controller.

Primary Responsibilities 

Accounting

-Oversee accounts payable and ensure timely, accurate processing of invoices, vendor payments, and expense allocations for the multifamily portfolio.

-Manage and maintain accuracy across all applicable Entrata modules (GL, AP, AR), including troubleshooting issues, validating data imports/exports, and auditing transactions for compliance.

-Maintain and reconcile general ledger accounts in accordance with GAAP and HALX accounting standards.

-Prepare, review, and post journal entries with attention to completeness and proper documentation.

-Perform monthly bank reconciliations and resolve discrepancies promptly.

-Support HALX corporate accounting activities, including budgeting, allocations, and shared‑services entries.

-Assist with the preparation of monthly, quarterly, and annual financial reports for internal and external stakeholders.

-Supervise and support accounts receivable functions, including rent posting, collections oversight, resident ledger accuracy, and reconciliation of AR reports.

-Lead month‑end and year‑end close processes for assigned properties, including accruals, adjustments, and variance analysis.

-Work with auditors by preparing schedules, pulling documentation, and ensuring timely responses to audit inquiries.

-Collaborate with internal teams to support budgeting, forecasting, financial modeling, and financial planning activities.

-Ensure compliance with accounting standards, tax regulations, funding requirements, and internal HALX policies.

Leadership & Process Improvement

-Supervise, mentor, and provide guidance to the Accounts Receivable Bookkeeper to ensure accuracy, timeliness, and growth in the role.

-Standardize accounting procedures and documentation for the multifamily portfolio.

-Serve as an Entrata subject-matter expert; develop property staff proficiency in invoice submission, expense coding, AR processes, and other accounting‑related workflows.

-Work closely with property management teams, asset management, and corporate departments to resolve financial issues and ensure alignment between operations and accounting.

-Support the Controller to improve financial systems, assist in cross-functional projects, and implement process enhancements that improve efficiency and scalability.

Ongoing Work  

-Maintain professional and technical knowledge by attending subject-relevant educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies.

-Actively participate in all team meetings, training sessions, and other appropriate meetings and conferences as required.

-Support HALX fundraising and brand-building campaigns.

Required Skills and Qualifications 

-Bachelor’s degree with coursework in finance, accounting, or related subjects.

-Minimum 4+ years of progressively responsible accounting experience, preferably in property management, real estate, or multifamily housing.

-Strong experience with accounts payable, accounts receivable, general ledger management, and month‑end closing.

-Demonstrated proficiency in bank reconciliations, journal entries, and financial reporting.

-Solid understanding of GAAP and standard accounting practices.

-Experience using financial and property management systems; proficiency with Entrata and Sage Intacct strongly preferred.

-Exceptional attention to detail, accuracy, and analytical thinking.

-Strong communication and interpersonal skills with the ability to work independently and collaboratively.

-Demonstrated ability to streamline processes, improve systems, and support operational efficiency.

Position Requirements   

This is a full-time position requiring the team member to be locally in the DMV area and must be in person at a Housing Alexandria office a minimum of 3 full days per week. Tuesday & Thursday are mandatory on-site days. This position requires the team member to occasionally work evenings and weekends and travel locally in the DMV area.
