Resident Acquisition Coordinator

Purpose of Position  

The Resident Acquisition Coordinator team member will drive and sustain occupancy by executing strategic Low-Income Housing Tax Credit (LIHTC) leasing initiatives and fostering meaningful resident experiences from prospect to move-in, and at renewal time. The team member will work to increase resident retention by addressing resident concerns, assisting in property inspections, supporting marketing efforts, and maintaining consistent communication.  

The ideal candidate has strong marketing, data analysis, communication, and critical thinking skills. They are highly organized and have excellent customer service skills. Spanish fluency required. This position reports to the Leasing lead. 

 

Primary Responsibilities 

Resident Acquisition 

  • Lead efforts to acquire new residents by conducting property tours, responding to inquiries, and guiding prospects through leasing.  
  • Support leasing activities, including application processing, fee collection, lease preparation, move-in coordination, and compliance with Fair Housing, LIHTC, and Affordable Housing laws and regulations.  
  • Complete the renewal process to retain current residents, ensuring proactive communication, addressing resident concerns, and securing renewal documentation.  
  • Secure all documentation from tenants/candidates as required to complete the rental application to meet compliance standards. 
  • Screen prospective residents for eligibility and property requirements according to company guidelines. 
  • Prepare income certifications for manager approval and sign-off.  
  • Maintain resident leases and prepare compliance reports, as required.  
  • Maintain resident files, both digital and paper, updating for accuracy and storing securely according to company and legal requirements. 
  • Maintain positive and consistent resident communication by addressing questions, concerns, and creating feedback opportunities.  
  • Promote community visibility by engaging in local outreach and hosting on-site events to attract prospective residents. 

Ongoing Work  

  • Maintain accurate and up-to-date resident-related records in Entrata, SharePoint, and compliance-required platforms.

Required Skills and Qualifications 

  • Minimum of two years of experience in LIHTC and affordable housing leasing, marketing, or property operations, with a strong focus on customer service. 
  • Spanish speaking, writing, and reading fluency required.  
  • Proficient in affordable housing applications and LIHTC compliance processes. 
  • Tech-savvy, with the ability to navigate property management software (Entrata), update online platforms effectively, and teach residents how to use it.  
  • Social media and online marketing experience with the ability to create content and engagement. 
  • Strong interpersonal and communication skills, with a professional and approachable demeanor. 
  • Organized and detail-oriented, with the ability to manage multiple tasks and priorities efficiently.

Purpose of Position  

The Leasing & Marketing Coordinator will help drive Housing Alexandria’s occupancy goals by attracting qualified prospective residents and strengthening the visibility of our apartment communities. This position combines leasing, digital marketing, community outreach, and content creation into one dynamic role. The Coordinator serves as the primary steward of each property’s online presence, manages prospect engagement from first inquiry through move-in, develops creative marketing content, and builds relationships within the community to generate qualified leads. 

The ideal candidate is equally comfortable hosting an open house, creating engaging social media content, updating online listings, analyzing leasing traffic, and following up with prospective residents. They are organized, creative, customer-focused, and data-driven. This position reports to the Leasing Lead. 

 

Primary Responsibilities 

Resident Acquisition 

  • Develop, maintain, and actively manage prospect lists, guest cards, waitlists, and follow-up communications. 
  • Respond promptly to phone, email, website, and social media inquiries. 
  • Conduct outreach calls and follow-up campaigns to convert prospective residents into applicants. 
  • Screen applicants according to Housing Alexandria policies and affordable housing program requirements. 
  • Plan, coordinate, and host leasing events, open houses, and community tours. 
  • Represent Housing Alexandria at neighborhood events, housing fairs, employer outreach events, and community partner meetings. 
  • Develop relationships with local employers, community organizations, referral partners, and service providers to increase qualified referrals. 
  • Identify new outreach opportunities that increase visibility and applicant traffic. 

Digital Marketing  

  • Manage and maintain the online presence for HALX’s communities. 
  • Ensure property websites, Internet Listing Services (ILS), Google Business Profiles, and online directories remain accurate, current, and visually appealing. 
  • Monitor and respond professionally to online reviews while supporting the organization’s online reputation. 
  • Monitor marketing performance and recommend improvements to increase traffic and qualified leads. 
  • Maintain consistent branding across digital platforms. 
  • Create engaging social media content, photography, short-form videos, newsletters, flyers, signage, and promotional materials. 
  • Develop content highlighting resident life, community events, affordable housing resources, and neighborhood amenities.

  • Excellent written and verbal communication skills.

Maintenance Technician II

Purpose of Position  

The Maintenance Technician is responsible for maintaining the physical integrity and overall functionality of the multi-family property. This role ensures that the community remains a safe, clean, and comfortable environment for residents by collaborating with vendors, performing routine inspections, preventive maintenance, and repairs on building systems, facilities, and equipment. The ideal candidate is proficient in diverse skills to handle various aspects of property upkeep, including, but not limited to, HVAC systems, plumbing, appliance repair, basic mechanical skills, and drywall. They are proactive problem solvers with excellent organization, communication, and customer service skills. This position reports directly to the community manager. 

 

Primary Responsibilities 

Maintenance & Repairs 

  • Respond promptly to resident maintenance requests, addressing plumbing, HVAC, carpentry, appliance repair, and other general handyman needs. 
  • Conduct routine maintenance tasks to uphold community safety, quality, and appearance, such as repairing leaks, addressing trip hazards, and replacing smoke detectors. 
  • Prepare recently vacated units for new residents by performing repairs, painting, drywall patching, and window/door replacements. 
  • Track, respond to, escalate, and close maintenance tickets efficiently using CRM software, ensuring all issues are resolved to HALX standards. 
  • Maintain effective communication with residents and vendors regarding repairs, timelines, challenges, and expected outcomes. 

Preventive Maintenance & Inspections  

  • Perform regular preventive maintenance, including inspecting building systems and tracking mechanical performance to identify and address potential issues proactively. 
  • Conduct routine property inspections, including units, common areas, and grounds, to ensure safety, cleanliness, and compliance with HALX standards. 
  • Implement and follow safety protocols, including OSHA standards and local building codes, to ensure all work complies with regulations. 

Vendor Support 

  • Support the coordination of vendor activities for repairs and services beyond personal expertise, ensuring work is completed to HALX quality standards and in compliance with community rules. 
  • Communicate feedback or concerns about vendor performance to the Community Manager and assist with approving vendor invoices and payments. 

Ongoing Work  

  • Maintain professional and technical knowledge by completing required training, obtaining necessary certification, attending subject-relevant educational workshops, and reviewing professional publications.   
  • Assist leadership in budgeting, invoice approvals, and financial forecasting to support the community’s operational and revenue goals. 
  • Maintain a well-organized inventory of tools, equipment, and supplies, ensuring readiness for maintenance tasks. 
  • Support the enforcement of community rules to ensure resident safety and well-being.

Required Skills and Qualifications 

  • Three years of experience as a maintenance technician, handyperson, or tradesperson.  
  • HVAC certification  
  • Proficient and general knowledge in plumbing, mechanical skills, carpentry, electrical, and drywall. 
  • Ability to operate property management software for maintenance tracking to update work orders, document repairs, and communicate with the property management team.  
  • Valid driver’s license.  
  • Basic tools to complete the work. 
  • Excellent customer service and communication skills.

Maintenance technicians need to be physically fit to perform their job duties, which can include:

  • Frequent bending and stretching to access equipment and objects
