Alexandria Housing Development Corporation (AHDC) is a rapidly growing non-profit housing developer, incorporated in 2004 which develops and operates affordable housing properties located within the City of Alexandria, Virginia. AHDC currently owns 184 units among five properties and has another 171 units currently under construction. AHDC’s primary goal is to create and sustain safe, high-quality housing for income-eligible households so they can thrive in the City of Alexandria.

AHDC Staff Accountant

Purpose of Position: Reporting to the Director of Finance, the Staff Accountant will assist with the day-to-day financial operations of the parent corporate entity (AHDC) and AHDC affiliated entities. Corporate accounting responsibilities include but are not limited to accounts payable, accounts receivable, treasury management, journal entries, and bank reconciliations.

Primary Responsibilities:

  • Daily corporate accounting functions; invoice processing, cash deposit recordings, bank reconciliations. Ensure that all transactions are recorded in the general ledger and sub-ledgers with proper documentation.

  • Assist with uploading affiliated entity financials into AHDC’s accounting system, Sage Intacct

  • Work with Asset Management department to ensure that property KPIs are entered into Sage Intacct timely

  • Assist the Director of Finance with the month-end close, including preparing workpapers and updating audit schedules

  • Assist Director of Finance with the preparation of monthly and quarterly financial statements in accordance with US GAAP for AHDC and the financial packages for the Board, Investors and Lenders;

  • Assist the Director of Finance with the budget process, be familiar with the budget, and prepare actual to budget reports for department managers;

  • Assist the Director of Finance with preparation for the audits/tax returns of AHDC and related entities.

  • Other duties as assigned


  • Degree in accounting preferred, prior experience as a bookkeeper will be considered

  • Real estate, public accounting, affordable housing and/or non-profit experience preferred;

  • Ability to assume responsibility and follow-up on multiple tasks in an efficient manner;

  • Strong organizational skills and attention to detail, hardworking and accurate;

  • Proficiency in Office365 and prior experience with accounting systems

  • AHDC utilizes Sage Intacct, a cloud ERP financial system, prior experience with Intacct is not necessary but preferred

Salary and Benefits: This is a full-time position that will be paid a salary commensurate with experience. 


Property Operations Associate

Summary of the Position:

The Property Operations Associate will work within AHDC’s asset management team to ensure the long term financial, physical, and operational sustainability of AHDC’s portfolio. The ideal candidate will apply analytical thinking, hands-on problem solving, and an interest in innovation and technology in order to continually improve operational efficiency, financial performance, and quality of life for families of AHDC communities.

Operations and Property Management Oversight (50%)

  • Assist Asset Manager with oversight of AHDC’s portfolio and the work of the third-party management firm to ensure consistent, efficient, and quality management at all properties

  • Research cost-effective means to optimize revenues and reduce operation costs, maintenance, and real estate taxes

  • Troubleshoot facility challenges, supervise consultants, and plan for capital improvements

  • Coordinate and conduct periodic site inspections to observe the physical condition and property management practices

  • Assist and the development and oversight of utility tracking and benchmarking programs

  • Track data based indicators to evaluate performance of third party management

  • Coordinate meetings with vendor and assist in contract reviews

  • Assist with punch walks and compiling list

Finance and Compliance (25%)

  • Review monthly financial statement and update reporting metrics for review by asset management team and senior staff

  • Review monthly, quarterly, and annual property financial and compliance reporting

  • Monitor all debt and financing requirements, including Section 42 LIHTC Compliance and ensure all reporting required by equity and debt partners is completed in a timely manner

Annual Survey and File Audit (10%)

Oversee the completion of AHDC’s annual tenant survey and file audit.

Perform random file audits to ensure AHDC property files are in

Perform random audits of tenant files and follow up on all compliance issues including IRS form 8823’s

Interdepartmental Collaboration (15%)

  • Assist the AHDC real estate development team to identify operational issues throughout the design/construction/lease-up/stabilization phases of new development and renovations

  • Assist with analysis of operating expenses on potential AHDC acquisitions.

  • Assist the AHDC public outreach and marketing team to highlight success stories of our properties as needed

  • Assist the resident services team with coordination and execution of onsite meetings and events with AHDC residents.

  • Perform other duties as directed.

Level of Education, Experience and Skill Set:

  • BS/BA in property management, finance, real estate, business, or other relevant discipline

  • Well organized, detail oriented, and excellent analytical skills; proficiency in financial analysis using Excel, project management software, and word processing software

  • Demonstrated experience preparing operating budgets and financial projections

  • Onsite property management experience a plus

  • Knowledge of affordable housing financing mechanisms and accompanying compliance requirements preferred

  • Skilled at performing multiple tasks simultaneously

  • Strong organizational ability

  • Strong written and oral communication ability

  • Job includes some evening and weekend hours

Salary and Benefits

This is an entry level position and salary is expected to be in the $40,000 - $50,000 range commensurate with experience. AHDC has a benefit package that includes medical, dental, vision insurance, and paid timed off.
