HUD 2019 Income Limits Updated

The Department of Housing and Urban Development has released it’s annual update to income limit calculations. These numbers factor into almost every part of AHDC’s work, and determine things like the upper income allowable in affordable units, rent prices, and more.

The Area Median Income (AMI) for a family of four in the city of Alexandria rose this year, from $117,200 to $121,300. You can see the data from HUD directly here. AHDC provides units that are available to families at cutoffs of 40, 50, 60, and 80% AMI.

Lacy Court Renovations - Before and Afters

The renovations at Lacy Court, a midcentury garden-style apartment, aimed to make the historically affordable apartments into units that would be sustainable well into the future. Renovations included more open spaces, increased natural lighting, replaced outdated appliances with energy-friendly ones, centralized heating and air, and included overall cosmetic upgrades to communal and private spaces. Best of all, previous residents will be able to return to these units and pay the same or less rent as they did before.

AHDC acquired Lacy Court in 2011 along with Longview Terrace and Arbelo Apartments, in order to keep the units affordable to families with lower incomes. Lacy Court marks the last of the three properties to undergo renovations to bring the units up to 21st century standards.

Lacy Court renovations are just halfway done - the renovations of the second building, home to studio and three bedroom units, will be completed later this year.

Spring Planting at the Station at Potomac Yard!

We’ve planted our first crop of the season at the Station! This first harvest, happening in May, will bring kale, lettuce, strawberries, onions, cucumbers, and fresh herbs to AHDC residents across all four properties. We are so excited to get the planting process underway again this year, and to see how much we can grow for our communities. Thanks to the team at Rooftop Roots for all they do in this garden space, and to all who’ve donated to our Spring2ACTion campaigns that help make this project a success from year to year!

Lacy Court renovations phase one beginning completion

Phase one of renovations at Lacy Court is nearing completion, as residents begin returning and new residents move in. After the first building (addresses 4-8 West Nelson Ave) is completed, phase two will begin (addresses 1512-1514 Commonwealth Ave), which will include a number of studio and three bedroom units as well.

We’re so excited for these newly renovated spaces to become homes once again. Lacy Court, which had never been under a renovation in it’s 60+ years, will remain affordable for years to come, with returning residents either maintaining or lowering their previous rents.

Introducing – “The Nexus”: new name for Gateway reflects the community’s strengths

AHDC is proud to announce that the “Gateway” project, a 74-unit development at the intersection of King and Beauregard, has received its new and permanent name: The Nexus, a part of the larger West Alex development.

The name ‘The Nexus’ is symbolic of where this new community is and what it will provide for residents. Office, retail, and grocery at the West Alex location will offer residents convenience at their doorsteps. At the intersection of Alexandria, Arlington, and Fairfax County, the Nexus provides easy access to the city, the region, and beyond. The planned West End Transitway along this corridor will connect residents to the greater West End and Old Town Alexandria. The Mark Center, Bailey’s Crossroads shopping, and NoVA Community College are all just minutes away, and it’s a short 5-mile drive to Crystal City and the future Amazon HQ2 locations.

More than just a physical connection, however, AHDC believes that ‘The Nexus’ symbolizes the role home plays as the central place of growth, connection, and relaxation. Residents will enjoy well appointed, light filled apartments, underground parking, an onsite leasing office, and automated secure package lockers. At the Nexus residents will have access to a community room and garden terrace, which will feature a grilling station, children’s play area, and indoor hosting spaces. Residents will also be able to access certain fitness amenities available in the larger West Alex development.

While at this point the Nexus is not yet accepting applications, we are so excited to be able to share more information about this new construction, including new renderings, information about pre-leasing, and more very soon. We anticipate the pre-leasing application process to begin in the next few months, and resident occupancy to begin late 2019.
