Introducing – “The Nexus”: new name for Gateway reflects the community’s strengths

AHDC is proud to announce that the “Gateway” project, a 74-unit development at the intersection of King and Beauregard, has received its new and permanent name: The Nexus, a part of the larger West Alex development.

The name ‘The Nexus’ is symbolic of where this new community is and what it will provide for residents. Office, retail, and grocery at the West Alex location will offer residents convenience at their doorsteps. At the intersection of Alexandria, Arlington, and Fairfax County, the Nexus provides easy access to the city, the region, and beyond. The planned West End Transitway along this corridor will connect residents to the greater West End and Old Town Alexandria. The Mark Center, Bailey’s Crossroads shopping, and NoVA Community College are all just minutes away, and it’s a short 5-mile drive to Crystal City and the future Amazon HQ2 locations.

More than just a physical connection, however, AHDC believes that ‘The Nexus’ symbolizes the role home plays as the central place of growth, connection, and relaxation. Residents will enjoy well appointed, light filled apartments, underground parking, an onsite leasing office, and automated secure package lockers. At the Nexus residents will have access to a community room and garden terrace, which will feature a grilling station, children’s play area, and indoor hosting spaces. Residents will also be able to access certain fitness amenities available in the larger West Alex development.

While at this point the Nexus is not yet accepting applications, we are so excited to be able to share more information about this new construction, including new renderings, information about pre-leasing, and more very soon. We anticipate the pre-leasing application process to begin in the next few months, and resident occupancy to begin late 2019. West Alex/Nexus Project Construction Site Visit

Construction work continues at the West Alex site, including on the 74 units of AHDC’s affordable apartments called “The Nexus” (formerly known as “The Gateway”). Now that the building has gone vertical and has stick framing in place, it’s getting easier and easier to see what the future apartments will look like. Construction crews at the King and Beauregard intersection have continued their work digging out the foundation for the West Alex development – what will be a mixed-use space of retail, office, and residential buildings. AHDC will begin construction on a 74-unit affordable housing property within the development this year, ensuring that the area maintains long-term affordable options as the city grows.

Future residents of this AHDC property, currently called The Gateway, will enjoy amenities including a 1,500 square foot community room, 6,500 square foot outdoor terrace, a children’s play area, and grilling station. Underground parking and bike storage will be available to residents, and a TransitScreen display in the lobby will assist those commuting via public transportation. Gateway residents will also have the option to access additional amenities within the larger West Alex development, such as a fitness room. 

The Gateway will serve households making under 60% of the Area Median Income (AMI, learn more here). The property has a mix of studio, one, two, and three bedroom units, serving a wide variety of individuals and families.

Outside of residential uses, West Alex features significant retail and office components as well, which will bring jobs, convenience, and entertainment to the area. “The master developer is planning over 100,000 square feet of retail for the site: convenience retailers, full service and fast casual restaurants, and a 60,000 square foot Harris Teeter,” says project manager Aaron Remolona. “We think that the everyday convenience of having all this retail within steps of the Gateway will be a great amenity for the residents.”

Executive director Jon Frederick also considers the transit connectivity of West Alex to be a primary benefit. “The project has great access to regional employment opportunities at the Pentagon and the BRAC,” says Frederick. “The bus rapid transit (BRT) line on this site will provide connectivity in the long term as well, extending the reach of employment opportunities in the city and the greater region.”

“This is a unique partnership between for-profit and non-profit housing developers” says Frederick. “It’s a great opportunity to be a part of the construction from the beginning, and to play a role in the development and ultimately build something really great for the city.”
